Wisconsin firm moving to old Antioch car lot

A long-vacant and abandoned Antioch car dealership on five acres at the corner of Tiffany Road and Route 173 is getting a new owner, a new use and a new look next year.

The former Country Pontiac property will be the new and expanded home for Concrete Solutions, now located in Trevor, Wis. Owner Steve Swerbenski plans to expand his business with an outdoor sales area and renovate the existing building to include three or four retail or service stores fronting Route 173.

“I expect to use about 16,000 out of the 23,000 square feet of space with the remaining space remodeled for retail storefronts,” he said.

He shared his proposal with the village board Monday night in a public hearing to annex one-quarter of an acre of the property that was used as a parking lot by the previous owners. The property will have to be rezoned for business use to match the 4.5 acres now in the village and Swerbenski’s plan for the property will require Village Board approval. He expects to relocate in spring 2013.

His plan includes indoor and outdoor sales areas of concrete forms and other supplies, culvert and drainage products, and sale and rental of equipment.

The tall and intrusive lights that were used by the car dealership will be removed, and landscaping and a sidewalk will be incorporated into the plans.

The plan also includes setting aside the southeast corner of the property at the intersection of Route 173 and Tiffany Road for future intersection improvements. It would be acquired by the state as part of Illinois Department of Transportation future plans to upgrade Route 173, said Dustin Nilsen, Antioch director of planning and zoning.

Mayor Lawrence Hanson sees the proposal as a benefit to the west side of the village.

“If they develop the plan they have shown us on paper it is going to bring a fresh look to this part of Antioch,” said Hanson. “The site and building improvements and taking down the lights will make it a better fit with residential neighbors and the addition of retail business potentially could energize the western area of the village. It certainly will look much better than what is there now.

“Any time we get economic growth and reduce vacant buildings it is positive,” the mayor said. “We would be happy to have them come into village.”
